Standing Seam vs. Exposed-Fastener Metal Roofs: What's Actually Different
Concealed clips vs. face screws, how gaskets age, and why we install standing seam on homes and reserve exposed-fastener panels for outbuildings.
"Metal roof" covers two very different products, and mixing them up is how homeowners end up disappointed. On one side you have standing seam — concealed-clip panels with the fasteners hidden under the seam. On the other, exposed-fastener panels (R-panel, PBR, corrugated) — screwed down through the face of the sheet with a rubber gasket under each screw head. Both are steel. That's about where the similarities end.
How they're attached
Standing seam panels float. They're held to the deck by concealed clips that let each panel expand and contract with temperature swings without tearing itself apart. Nothing pokes through the water plane. Exposed-fastener panels are pinned in place by hundreds of screws driven through the flat of the pan. Every one of those screws is a hole in your roof, sealed by a rubber washer.
How they age
That's fine for the first ten years. Then the sun goes to work. UV cooks the EPDM gaskets under those screw heads, they compress, and the screws either back out or slice through the softened rubber. Now you have hundreds of pinholes over your living room. The fix is re-screwing the entire roof — bigger screws into the same holes, hoping the wood underneath still bites. Standing seam has no gaskets in the field, so there's nothing to age out.
Maintenance cycle
A properly installed standing seam roof is a walk-around-once-a-year system: check penetrations, clear valleys, look at the ridge closures. Exposed-fastener is a roof you re-fasten on a schedule, and eventually re-roof or overlay because the pattern of enlarged screw holes gets ahead of you.
When exposed-fastener is fine
On a barn, a shop, a covered RV port — buildings where a slow drip on a concrete floor isn't a disaster — exposed-fastener panels are a legitimate, affordable choice. Fast to install, cheap per square, easy to replace a panel. We install them for exactly those buildings.
What we put on houses
Standing seam. Every time. Anything with insulation, drywall, and family underneath gets the system designed to keep water out for fifty years without a scheduled re-fastening. The upfront difference between the two is real, but it's the difference between a roof and a maintenance obligation.
