Every wrecked metal roof we've torn off shares the same handful of mistakes. Here's what separates a 50-year install from a 5-year leak.

Do

  • Use concealed clip fasteners on standing seam panels
  • Install ice-and-water shield in valleys and at eaves
  • Detail transitions with proper step and counter flashing
  • Hem-lock panel edges at eaves, rakes, and gables
  • Match trim gauge and finish to the panel — no exceptions

Don't

  • Screw exposed fasteners through the flat of the pan on standing seam
  • Rely on caulk to seal a bad flashing detail
  • Mix dissimilar metals — you'll create a galvanic battery
  • Skip the underlayment because "metal doesn't leak"
  • Trust an installer who "also does shingles" as their specialty
